Tree Top Village

Phase One Description:
Phase One of the project provides retirement accommodation for over 55’s in the form of 75 one and two-bedroom apartments. These are arranged around a central courtyard as well as an internal atrium which accommodates various community and retail facilities.

Tree Top Village (a name chosen after careful interaction with local residents and school children), offers an hotel-like environment for the core building. A generous entrance foyer and reception welcomes residents and the local community into a spacious and well-lit mall. This groundbreaking development is designed utilising the design concepts of Professor Hans Marcel Becker.

Dr Hans Marcel Becker invited the design team and a YHN representative to visit Humanitas’ Retirement Villages in Rotterdam. Dr Hans Marcel Becker’s resident-centred approach to older persons care, inspired and transformed the eventual masterplan for the development.

The ground floor mall at Tree Top Village offers a range of attractive facilities. This includes a card and gift shop (providing a range of old fashioned sweets), a hair and beauty salon, health and mobility support, a reminiscence museum, community rooms, as well as a prize winning Italian pizzeria and coffee shop with patio for ‘al-fresco’ dining. The generous and airy mall is naturally lit from above by an hotel-like atrium. This also provides access to flats above and enables residents to see what is going on and choose to participate in a range of interesting activities.

All flats are designed to wheelchair mobility standard, and a range of flats also provide enhanced levels of accessibility for residents with higher mobility needs. All flats have also been designed to HAPPI recommendations and have compliant balcony and winter gardens.

In 2017, Tree Top Village was awarded Outstanding Development of the Year by the Chartered Institute of Housing (CIH) North East.

Phase Two Description:
Utilising the retirement facility as the core development, a second phase to the north has been designed and delivered, which includes a wide range bungalows and two storey cottages – each with individual entrances.
