IDPartnership worked closely with Esh Property Services to convert 2 neglected buildings within the heart of Newcastle upon Tyne into 11 affordable housing apartments. Planning permission was achieved in early March 2014 and construction commenced in April 2014.
Sitting within the Summerhill Conservation Area, 269 Westgate Road (formerly known as 13 Ravensworth Terrace), is a grade II listed building, dating circa 1820. Although not listed, 271 Westgate Road is a building of historical importance and was originally constructed as a substantial residential dwelling. Upon inspection, many of the original features such as the original doors, cornicing and decorative features remained and were largely intact.
The proposal achieved a viable scheme by dividing the existing large buildings into a number of apartments, taking care to preserve the integrity of the original internal spaces. Several of these had been severely compromised by conversion to institutional and office uses. Given the historic heritage value of both buildings, the priority was to preserve the original fabric and remove the substantial accretion of unsympathetic later additions. By working closely with the heritage officers and planning team at Newcastle City Council, the team were able to produce a successful scheme, with the final units handed over in May 2015.
