IDPartnership was appointed as Lead Consultant for the delivery of the Central Southwick Regeneration Masterplan in 2003. The Design Team was subsequently instructed by Gentoo Homes Limited to undertake the detailed development of this Masterplan, which was adopted as Interim Planning Policy in January 2006. The Masterplan involved the demolition of existing dwellings and aimed to provide in the region of approximately 400 new homes overall, of mixed type and tenure, over a five to six year period. In parallel, via Sunderland City Council, a new school and community facilities have now been provided immediately to the south of the residential development.
Phases 1 and 2 represent the first two Phases of new build properties for rent and sale at Southwick by Gentoo Homes Limited. These first two phases, comprise a total of 137 units (129 houses and 8 flats), and also include for substantial highways improvements with the widening and extension of Faber Road to form a landscaped boulevard. For our housing at Faber Road (Phase 1 of the Southwick development) IDPartnership were the 2009 Winner of the LABC Building Excellence Award for Best Social Housing.
The residential development is designed around ‘walkability’ and, importantly, the ability of young children to play and explore in a safe environment. Each Phase of the residential development benefits from a high level of permeability from one to another, and also to the local facilities. Consultation has taken place with the Northumbrian Constabulary regarding ‘Secured by Design’ accreditation, and the housing layouts have been planned to provide for well overlooked parking areas and safe pedestrian routes. All homes achieve Code Level 3 of the Code for Sustainable Homes.
