Staiths is situated on the south bank of the River Tyne, occupying a third of the former Garden Festival site. Designed by IDPartnership and Hemingway Design, the project is about providing affordable, high quality units with a contemporary design to first time buyers, young families and key workers on Tyneside. The site is designed around ‘walkability’ and, importantly, the ability of young children to play and explore in a safe environment in a creative way.
The scheme is traffic calmed throughout and incorporates one of the major UK pilot schemes for home zones, play streets, and traffic calming. A wide range of house types is offered and proximity to shared open space is paramount. Neighbourhoods of 20 to 24 houses or flats are grouped around a communal garden or space. Each unit has its own private defensible space and the residents have communal ownership of the garden in the centre; something akin to the shared gardens of Holland Park and Kensington.
