Garden Villages
Drawing influence from the garden city principles enshrined by Ebenezer Howard through the Garden Cities movement, IDP have designed several garden villages and settlements across England. Our landscape led approach ensures housing sits within a fantastic setting which is particularly important when considering larger sites of 2,000 or more homes. The clear message from Homes England is ‘scaleability’, accelerated delivery and compliance with Building for Life 12 to create great places to live.
Our garden villages are truly inclusive and welcoming to all parts of the community; first time buyers and renters, families, empty nesters and retirees. IDP engage in research with our local universities including Newcastle Universities ‘National Innovation Centre for Ageing’ and Northumbria University to underpin the design proposals and ensure that what is to be created will be a national and internation exemplar.

Housing Masterplans
IDP strive on creating a true sense of place and character throughout all their masterplanning proposals. From a smaller housing masterplan to larger village wide masterplans, we have extensive knowledge in creating proposals which are to be a catalyst for regeneration and create a sustainable and thriving community.
We understand ‘place making’ and how units can be designed to respond to their place and positioning within a masterplan to provide character in a new build development.
Re-Imagining the Town Centre
Many of our towns have metaphorical “tumbleweed” blowing down the high street, shuttered premises and a “ghost town” environment. As we emerge from our self-imposed home sanctuaries following the Covid Pandemic, we need innovation, new ideas and a confident and energetic leadership, to guide us through the first faltering steps towards a new concept of town centre.
IDP are currently working on several town centre studies across England to propose new and innovative ideas to regenerate the area and revitalise the high street. Techniques include:
Pedestrianising the town centre to slow streets down for the people.
Converting the town to an open air cafe.
Eliminate the barriers of working in the town centre and get people back to work.
Work to rekindle the towns commerce.
Unleash the power of the homestead.
The work begins by scoping opportunities for development in the town centre from the macro to micro scale. IDP then look to create a digital twin to scope and test development ideas across the town centre.
Best Practice Sessions - Homes England Training
IDPartnership were commissioned by Homes England to provide a series of training sessions for new Homes England staff in the drive to deliver 300,000 new homes per annum. IDP worked closely with Design for Homes, to prepare day long training sessions covering the key elements of the accelerated delivery programme, to be initiated in the next round of Homes England land disposal packages.
The training concentrated on Building for Life Section 5 which asks the question ‘how do we achieve ‘character’ with our Masterplans and detailed housing designs? IDP have been asked to carry out a series of follow on training sessions with Homes England, and also members of local authorities and private sector organisations throughout the coming year.
