Project Description:

The concept for the design is to utilise the existing features and assets of the site to help create a landscaped environment that extends from the existing green space and cycle route along The Vale. Additionally protected, semi-private, green spaces will be provided for the new community to share, giving opportunities for neighbours to interact with each other. These areas are envisaged as communal gardens and/or allotments.

This is a scheme for all ages and all household types. It creates a wide range of opportunities for social interaction and sustainable travel making this a truly sustainable neighbourhood.

Development proposals deliver 296 homes, 100% of which are affordable homes which include a mixture of 2, 3 and 4 bed family houses and bungalows across the site with in-curtilage parking and private front and rear garden space. The scheme provides multiple highway access points and utilises the existing road network.

Strong frontages and street scenes are provided throughout the site, blank gables and rear of properties fronting roads are avoided. Creating new landscaped areas utilising the existing mature trees to create a sequence of spaces linking into the wider area and ongoing regeneration of Middlesbrough.

The masterplan work is underpinned by the following principles:

  • Achieving transformational change in current perceptions and reputation of the area, resulting in an area where there is demand for housing across a range of tenures

  • Offering a mix of different types and tenures of homes which can attract a range of households

  • Provide opportunities for home ownership in an area which is currently dominated by social rented properties

  • Ensuring areas of significant housing redevelopment are brought forward alongside improvement in the environmental quality of surrounding areas to support the overall success of redevelopment

  • Deliver an economic impact in the area and across the neighbourhood
